Why won't Hovis tell me what a house is worth?
Brad's rule on values, and how to get the numbers you need.
Updated October 2, 2026
This is Brad's rule. Working out what a house is worth after repairs (the ARV) is a skill that really only people can do well. A computer can get close, but it misses things like a busy road or a house across the railroad tracks.
So Hovis will not give you a value, an estimate or a range for a property.
What Hovis will do
- Run the numbers on your ARV. Tell Hovis the ARV you worked out, and it does the deal math with it.
- Teach you how to pull comps. Compare homes in this order: bedrooms, bathrooms, square feet, location, then sold date.
- Point you to the lessons where Brad teaches comps.
